A building can be insured while the furniture inside your apartment remains unprotected. Equally, a contents policy may leave you without the liability cover you expected after a leak affects a neighbour. UAE tenants and owners should map what belongs to whom before comparing premiums, particularly where a landlord, bank or building manager already has some insurance.

Key point: Buildings, contents and liability describe different risks. Ask to see the relevant schedule and wording. A landlord's assurance that the property is insured does not tell a tenant which belongings, accommodation expenses or legal liabilities are covered.

Tenants: Start with Belongings and Responsibility

Prepare a room-by-room list of furniture, clothes, electronics, appliances and other possessions you would need to replace. Check whether fixtures or appliances belong to you or the landlord. Keep the tenancy inventory and purchase evidence so the policy application and any later claim describe the same property.

Ask about tenant liability for damage to the rented premises and occupier or personal liability to others. Those sections need their own triggers and limits. A maintenance obligation in a lease is not itself an insurance policy, and damage occurring in your apartment does not automatically establish that you are legally liable for it.

Owners: Buildings and Contents May Both Matter

An owner-occupier should check the building interest, personal contents and relevant liabilities. A landlord also needs to consider any landlord-owned furniture, permitted tenancy use and whether loss of rent is included. If a bank requires insurance, request the cover details rather than assuming the lender's requirement protects every household loss.

Apartment owners should ask building management what any master policy covers, its insured parties, exclusions and claims route. A building policy may interact with individual unit cover, but the actual documents decide the boundary. Do not cancel personal cover solely because a service-charge statement mentions insurance.

CBUAE's published insurance conduct rules emphasise clear application questions, material information and retaining the application and correspondence. Its point-of-sale rules also require explanation of coverage, deductibles and restrictions. Use those disclosures to ask concrete questions; regulatory oversight does not create identical benefits across all home policies.

Water, Storm and Accidental Damage

Ask the insurer to explain how the policy treats escape of water, rain entering through an opening, flood, storm and accidental damage. The same damaged sofa may be treated differently depending on the cause. Get a written explanation for balconies, belongings in the open, roof or window defects and unoccupied periods.

Also check maintenance-related exclusions and what happens when damage develops gradually. Do not assume a sudden discovery means the cause was sudden. Photograph the area, notify the insurer promptly and follow reasonable loss-prevention instructions. If emergency work is necessary, keep evidence of the original damage and why the work could not wait.

Worked Example: Contents and an Excess

Hypothetical claim illustration, not a quotation: assume a policy covers a particular water incident, the agreed eligible contents loss is AED 12,000, the contents limit is adequate and an AED 1,000 excess applies. Ignoring other limits or adjustments, the illustrative payment is AED 11,000. If the cause is excluded, this subtraction does not create cover.

Separate hypothetical item-limit example: a damaged laptop costs AED 8,000 to replace but its applicable individual-item limit is AED 5,000. Before any excess or valuation adjustment, that section cannot pay more than AED 5,000 for it. Increasing the overall contents limit alone may not solve the item-limit problem; ask whether it needs specific listing.

Neither example states a standard UAE excess, a typical premium or a compulsory benefit. No market-wide home-insurance tariff was verified for this guide. Obtain comparable written quotations with the same insured values, extensions and deductibles before deciding which price provides useful protection.

Value the Property Honestly

Ask whether contents are settled on replacement terms, depreciated value or another basis. Check how underinsurance affects a claim and whether an average clause applies. For buildings, ask how the rebuilding sum should be determined; the purchase price of a property includes elements that may not match the cost of reinstatement.

Review the inventory after buying expensive items or moving. Check jewellery, collections and business equipment separately, and ask whether working from home changes the insurer's requirements. A home contents label should not be taken as confirmation that stock, client property or every professional device is included.

Keep a Claim File and Review at Renewal

  • Before loss: retain the application, schedule, wording, endorsements and dated inventory photographs.
  • After loss: record the event, damaged items, notifications and any incident-report requirements.
  • Before repairs: ask about approval, surveyor access and keeping damaged items for inspection.
  • At renewal: check address, occupancy, insured values, exclusions and new endorsements rather than renewing blindly.

If a claim is refused, request the relevant clause and written explanation, then use the insurer's complaints process. Our rejected-claim and Sanadak guide explains the escalation questions. Keep correspondence and distinguish disagreement over cover from disagreement over the assessed amount.
